Well, that depends on your situation.   If your property is in excellent condition, with no repairs needed, you have plenty of time to wait,  and you don’t mind paying around 5-6% for commissions and between 2-5% for closing costs, then I would recommend a real estate agent.

We buy houses in any condition, meaning that if you have a pretty house with no repairs needed or a house that needs a ton of TCL love that you can’t or don’t want to pay for then, we could come to a solution that’s a win-win arrangement for the both of us.

Distressed Houses – We need to buy your property under the “After Repair Value” so we can sell it and make a profit.  We look at the repairs needed, the location, its current condition and the market demand in the area.

Pretty Houses – These are houses that need no work, and they are move-in ready, We can pay full price depending on how flexible you are with your terms.  We actually prefer these types of houses!

No need to make repairs; we buy as-is. 

Actually, it would be best if you didn’t make repairs. We have bought many properties that someone decided to do a DIY project that went majorly wrong. When we find such craftsmanship, we have no choice but to rip it out and have it repaired by a licensed contractor.

We might actually give you a lower offer on account of having to redo the work.   We don’t cut corners, and we must have the house pass all code inspections.  A licensed and bonded contractor must do all work.

No,  you’re not obligated to us in any way.

Well, you could offer to sell your property to us.  This is kind of why we exist.

If you had the time and resources, you could fix the property back up to sellable condition yourself and offered it up at a low price, and you should be able to sell it quickly.  

No, and we don’t pretend to be.   We are in business to buy houses.

Normally we work this into the deal where we pay for the closing costs, but it all depends on your situation and what offer you choose. 

Our goal is to make sure we have a win-win solution or don’t have a deal.

If you have a pretty home in a good neighbour and you’re flexible with your terms, we can actually pay you full price for your home, even when an agent could not.
